Equipping buildings with modern measurement technology is a key component for future-proof residential buildings. The Drei-Kronen-Hof in Tuttlingen demonstrates what well-thought-out planning and implementation can look like.

Modern meters and smart metering systems record water, heat, and electricity consumption precisely and conveniently. They create the basis for transparency, efficiency, and sustainable management. The Drei-Kronen-Hof project, equipped with digital metering technology and infrastructure by Minol, clearly demonstrates that when metering technology is considered during the planning phase, owners and tenants benefit from smooth processes, greater satisfaction, and long-term cost-effectiveness. At the same time, the four key requirements of the German Heating Costs Ordinance (HKVO) are met:

  • Remote readability of the measuring technology,
  • interim consumption information,
  • extended information on the heating bill,
  • Connectivity to the Smart Meter Gateway

Three Crowns Courtyard: How digital measurement technology works in new buildings

With approximately 70 apartments, 3.000 square meters of commercial space, and a spacious courtyard, the Drei-Kronen-Hof (Three Crowns Courtyard) combines modern living, working, and leisure in one complex. Commissioned by Tuttlinger Wohnbau GmbH, Minol equipped the Drei-Kronen-Hof with digital metering technology – ensuring transparent and efficient energy consumption.

The installation of wireless water and heat meters in accordance with the German Heating Cost Ordinance (HKVO) was no routine task: A central, reliable remote reading of the devices had to be guaranteed across three buildings, an underground parking garage, and several basement levels. The Minol Connect wireless system was used, comprising 74 heat meters, 141 water meters, and 208 smoke detectors. Data transmission takes place via the LoRaWAN® wireless standard, and four gateways ensure interference-free data transfer.

Advantages for the housing company and the tenants

The digital equipment not only meets the requirements of the German Heating Cost Ordinance (HKVO), but also provides residents with transparency regarding their energy consumption. They can access current consumption data at any time via the Minol app. Centralized remote meter reading significantly reduces maintenance efforts because all devices are automatically monitored, faults are detected, and documented in the online portal. On-site visits are virtually unnecessary. This lowers operating costs and simplifies processes for everyone involved. Furthermore, the infrastructure is flexibly expandable. Future applications can be easily integrated.

REGULATIONS FOR BUILDINGS

Smoke detector requirement

Smoke detectors must be installed in bedrooms, children's rooms, and hallways. If they are integrated into an existing wireless system from the outset, maintenance can be carried out automatically without an on-site visit. Faults are reported immediately and can be rectified.

Energy Performance Certificate

An energy performance certificate is mandatory for new construction, rentals, or sales. It provides information about the energy efficiency of a building and must be renewed at least every ten years.

Legionella test

In buildings with a central hot water supply, testing of the drinking water for Legionella is mandatory, provided the requirements of the Drinking Water Ordinance are met. Testing is generally required every three years.

Energy consumption monitoring for heat pumps

Since October 1, 2025, central heat pumps in multi-family buildings must be billed according to consumption. The transition period for installing the necessary measuring devices ended on September 30, 2025. Flat-rate billing is no longer permitted.

Intelligent metering systems (iMSys)

Residential units with an annual electricity consumption of more than 6.000 kWh, controllable appliances such as heat pumps or wallboxes, and photovoltaic systems from 7 kWp upwards must be equipped with a smart metering system. This also applies to commercial and industrial customers with an annual consumption of up to 100.000 kWh.
