Together with the European Union, the German Federal Government has set the goal of achieving a climate-neutral building stock by 2045. The transition from fossil fuels to renewable energies is therefore to be accelerated. Various laws at the national and international levels are driving the development of a more climate-friendly real estate sector. These include the EU taxonomy and the associated ESG approach: ESG stands for "Environmental," "Social," and "Governance." ESG scoring allows companies, projects, and properties to be classified according to their sustainability. This creates an incentive for investments in sustainable technologies.

Decentralized energy generation and the use of renewable energies currently play a significant role in property valuation. Photovoltaic systems (PV systems) combined with tenant electricity models fulfill both of these criteria. Tenant electricity refers to the use of electricity generated from renewable energy sources by the tenants themselves.
To make this more attractive, the legislature has further amended the Renewable Energy Sources Act (EEG) in recent years. The German government uses the EEG to regulate the expansion of renewable energies. This provides additional government support for the expansion of renewable energy. The fixed surcharges compensate for administrative costs and make tenant electricity more attractive for both landlords and tenants.
These are the advantages of tenant electricity for landlords and tenants
By investing in photovoltaic systems, landlords increase the value of their property, invest in a future-proof system, and receive government subsidies under certain conditions. The electricity generated can be fed into the grid and is compensated at the feed-in tariff applicable at the time of commissioning. However, it is even more advantageous for tenants to use the electricity themselves. The revenue generated this way is higher than from feeding the electricity into the public grid. At the same time, the residential complex becomes more attractive because tenants' energy costs decrease.
Another advantage: The more residents who purchase tenant electricity, the more attractive it becomes for the landlord. Tenants save money by purchasing tenant electricity compared to electricity from the public grid. This is because electricity taxes, grid fees, and levies are eliminated when the electricity is generated on the tenant's own roof. Furthermore, the tenant knows exactly how the electricity is produced, thus reducing CO₂ emissions.2 It is committed to actively participating in the energy transition. In this way, landlords and tenants work together to make properties climate-friendly.
