Tuttlinger Wohnbau and Minol are implementing smart measurement technology for the Drei-Kronen-Hof Tuttlingen.

In 2025, the Drei-Kronen-Hof ensemble was built in the heart of Tuttlingen on the former Union site. This modern residential and commercial complex comprises approximately 70 apartments, 3.000 square meters of commercial space, and a spacious courtyard. Tuttlinger Wohnbau GmbH had a clear objective: a future-proof, digitally networked neighborhood that optimally combines living, working, and leisure.

Digitalization and energy efficiency are two of the most important topics in the building sector today. The Drei-Kronen-Hof project in Tuttlingen, equipped with digital metering technology and infrastructure by Minol, demonstrates how these topics can be implemented. The project presented complex challenges due to the remote reading of water and heat meters mandated by the German Heating Costs Ordinance. Three buildings, an underground parking garage, and basement levels placed particular demands on the wireless and network infrastructure. Despite the building's diverse layout, all meters had to be reliably networked and read remotely from a central location.

Smart measurement technology based on LoRaWAN®

To implement digital consumption monitoring for water and heat, Minol implemented the Minol Connect wireless system with data transmission based on LoRaWAN® wireless technology. A total of 74 heat meters , 141 water meters , 208 smoke detectors , and four LoRaWAN® gateways were installed. Thanks to targeted device optimization and well-planned gateway configuration, a very high reception rate was achieved.

By using LoRaWAN® wireless technology, all devices are automatically monitored and the data is centrally collected. Maintenance and testing tasks are largely eliminated, as are on-site visits. Faults or failures are automatically detected and documented in the Minol customer portal. A major advantage: The infrastructure is flexibly expandable, allowing for the quick and easy integration of future smart building applications. Wireless smoke detectors, for example, increase safety without the need for annual on-site inspections. All notifications and fault reports are automatic, ensuring uninterrupted operation.

Advantages for tenants and management

Since 2022, landlords have been legally obligated under the Heating Costs Ordinance to provide tenants with a monthly overview of their consumption, the so-called "interim consumption information." The new, remotely readable devices transmit the necessary, transparent consumption data for heating and water. With Minol's eMonitoring service, monthly consumption is displayed transparently, revealing potential savings. Tenants can access the data either via a web browser or through the innovative Minol app.

For the housing and construction company, the use of wireless technology represents a significant reduction in workload. Centralized remote monitoring of all devices saves time and reduces the effort required for maintenance and documentation. This lowers operating costs, minimizes errors, and future-proofs the infrastructure for further smart building applications.
