Recharging for the future in the Heidestrasse district in Berlin
The number of electric vehicles is increasing rapidly. Between seven and ten million electric vehicles are expected to be registered in Germany by 2030. A crucial factor for the success of e-mobility is the charging infrastructure. The housing industry plays a key role in its expansion. New mobility concepts and charging infrastructure are increasingly being incorporated into the planning of new residential projects, as charging infrastructure significantly increases the attractiveness and value of properties. Housing companies are therefore working with partners like Minol to develop new concepts and solutions related to electromobility.
A pioneering example of this is the e-mobility project by Minol and Taurecon Real Estate Consulting GmbH in one of Europe's most modern districts.

Exemplary project Heidestrasse Quarter
The Heidestrasse Quarter is being developed on approximately 8,5 hectares near Berlin's main train station and is scheduled for completion by 2023 as one of the four planning areas of Europacity. The quarter's six sub-projects comprise a total of approximately 199.600 square meters of office and commercial space, including a hotel and a daycare center. In addition, there are 945 rental apartments with a total gross floor area of 95.400 square meters. The heart of the quarter is the QH Core local shopping and office center, which was occupied in January 2021. QH Track – a building complex with individual, towering structures suitable, for example, as corporate headquarters – and the entire quarter are expected to be completed by the end of 2023. The project developer is Taurecon Real Estate Consulting GmbH.
Digital networking
Characterized by the campus concept and innovative technologies, the Heidestrasse district is considered a pioneer in urban development. For the first time, a large area with all its buildings is being consistently and completely networked. Future office users and residents, as well as retail, restaurants, services, and the mobility infrastructure, will be digitally connected. This will include, for example, a district platform with an app where residents can view their current energy consumption and automatically control lighting, heating, and blinds. Minol is among the companies providing the technology for this.
E-mobility in the Heidestrasse district
The Heidestrasse district is also a step ahead when it comes to mobility: around 25 percent of the car parking spaces will be equipped with Minol Drive e-charging stations. The cooperation with Minol Drive – powered by GP JOULE CONNECT – encompasses the entire value chain, from consulting and technical planning to hardware selection and on-site installation of the charging infrastructure. In addition, Minol Drive offers customized service packages for the operation and maintenance of the charging infrastructure and billing of charging sessions, intelligent and dynamic energy and load management, various concepts for electric cars and e-bikes, and a nationwide charging network with its own charging card. This holistic approach, from consulting to operation, is ideally suited for projects like the Heidestrasse district.
In the first construction phase, completed in 2021, 32 Minol Drive wallboxes were installed, 28 with 11 kW charging capacity and 4 with 22 kW. The Keba P30 model from the x and c series was selected. Taurecon also utilizes the Minol Drive "Operation, Service and Maintenance" module for all 32 stations, including software updates. Additionally, billing services and load management are provided for 25 stations. The charging infrastructure is just one component of the innovative mobility concept in the Heidestraße district, which intelligently combines other services and is tailored to the needs of the tenants.
Conclusion
For owners, housing companies, and property managers, there are many good reasons to embrace electromobility now. Firstly, the legislature is setting the relevant framework (see info box). Secondly, the housing industry can expand its offerings for residents and even tap into new business areas through service models.
Projects like the Heidestrasse district demonstrate that what sounds like science fiction is already a reality. The district is the ideal urban unit for implementing concepts like e-mobility. It is also perfectly suited for testing intelligent and sustainable solutions and, if successful, gradually expanding them to the entire city. Digitalization is the enabler and catalyst of modern district concepts.
