Brunata Minol internet services work smoothly with most browsers. However, should you experience display errors or other problems, we recommend using an alternative browser.
Online billing
Online billing is a user-friendly interface for all property managers who want to eliminate printed billing statements and instead provide their owners and tenants with digital billing information. The online billing service module allows you to maintain an overview and see, for example, which documents have already been downloaded. When downloading billing statements, you have the option of downloading individual user statements or all documents in a single ZIP file. The advantages of online billing are clear: no more paper, faster processing, and cost savings by eliminating paperwork.

Direct reading
With Ablesung direct, you can track the status of your electronic meter reading online. You can see which Brunata Minol service office is responsible, when the registration was submitted, and when the meter reading took place. Immediately after the reading, you, as the property manager or landlord, will have access to the meter reading documents. If needed, you can save them yourself, print them out, or forward them by email to apartment owners and tenants.
Cost breakdown direct
With Kostenaufstellung direct, you can record your annual heating cost summary online, including all apportionable fuel and ancillary costs. In the user list, you can change user names, record changes of ownership or tenants, and enter advance payments. Manual entry on paper forms and mailing are no longer necessary. For larger property portfolios, use the group management feature.
Order an interim meter reading
When a tenant moves out, an interim meter reading must be carried out according to the regulations of the Heating Costs Ordinance in order to separate the consumption costs for the departing and new tenants within the framework of the annual statement. You submit your request for an interim meter reading to Brunata Minol via the online portal. The meter reading request is then sent directly to the responsible Brunata Minol branch. You will receive confirmation from them regarding the scheduled interim meter reading date.
Interim reading direct
If you wish to take your own meter readings during upcoming tenant changes, download a printable meter reading form with current user and device data via Zwischenlesung direct. This ensures that no meter is missed. Then, submit your self-taken readings to the Brunata Minol billing service via Zwischenlesung direct. By taking your own meter readings during tenant changes, you save the costs that would otherwise be incurred for travel and meter reading by the Brunata Minol meter reading service. This service remains available to you upon request.
Data exchange direct
If you use property management software that supports standard data exchange with metering service providers, data exchange via the internet is an ideal solution for you. Brunata Minol supports largely automated data transfer for billing purposes. This ranges from transmitting user data, including advance payments and user changes, to transmitting the costs to be allocated for heating and utility billing. The billing itself can also be transmitted electronically in this way, up to and including full data exchange.

Post office box in Minol direct
Minol direct offers you a user-friendly inbox for communicating with your Brunata Minol billing experts. When a message arrives there, you will automatically receive an email notification. Using this inbox, you can contact Brunata Minol directly from the portal – without having to use an email program. You can also assign your message directly to a property and attach files. Your inbox can be filtered by property. Naturally, this service complies with data protection regulations, as all data is exchanged within a password-protected environment.
Smoke detector direct
If Brunata Minol is responsible for the annual functional testing of your smoke detectors, you can monitor their current service status. You will receive all information online regarding the scheduled and completed testing dates for the smoke detectors, as well as a status report for all installed devices. If needed, you can also download PDF files of individual or all test reports.

Legionella test direct
If Brunata Minol is commissioned to test drinking water for Legionella, all important information is available in this service module. This includes, in particular, the current testing status, as well as the scheduled or completed testing date. After the Legionella test has been carried out, the test report is available online. Older test reports are archived. This allows landlords to always prove that they have complied with the legally required Legionella testing.

Order your energy performance certificate (based on consumption or demand), which is required every ten years, for your residential building online. Since 2009, it has been mandatory for all building owners to provide an energy performance certificate to prospective tenants and buyers. Archive direct
With Archiv direct, you can view all billing-related documents in PDF format, save them locally, print them, or forward them to your apartment owners and tenants via email. The online archive contains all documents related to Brunata Minol's operating cost statements from previous years. These include, in particular, cost and user statements, receipts for all apartments for main and interim meter readings, overall and user statements, consumption analyses, invoices, and energy performance certificates issued by Brunata Minol. Your electronic archive is clearly organized by property and residential unit.
eMonitoring
For radio-readable measuring devices, Brunata Minol offers, in addition to annual reading and billing, a eMonitoring Landlords and property managers can use this to monitor consumption trends in their properties online. The graphically presented data views of the building stock, selected properties, and even individual apartments or selected devices can be customized and dynamically adapted by property managers and landlords. Archives with monthly and annual values are available, as well as customized, downloadable reports.

Managing and monitoring the UVI (unclearance information) for properties can be a demanding task, especially when multiple properties need to be coordinated. Maintaining an overview is particularly difficult with large properties when renovations or construction delays occur.
Our service allows you to view the current UVI (Unit of Interest) information for your properties at any time. This service helps you quickly identify and address obstacles to avoid delays and increase the efficiency of your properties.
Efficient management of the uVI information
Our digital service provides you with a modern tool that clearly displays all relevant data about your properties. You can review the uVI information data at any time and efficiently address any obstacles.
Digital management allows you to quickly identify missing service categories such as heating, hot water, or cold water and take appropriate action. This saves you time and ensures a smooth conversion process for your properties.
What is the uVI status?
The uVI mark is a unique verification process that determines whether all requirements are met in a unit for heating, hot water, or cold water to provide interim consumption information. The following criteria must be met for each service group to achieve this status:
- Status: New assembly completed
- 100% conversion rate
- 100% radiator rating (if HKV is available)
- 100% reception rate of all devices on at least one monthly reference date
The uVI information is determined once for each service group of a user unit, dated, and then not changed.

Surface description
Overview of properties and their status
The first level provides a clear overview of all the properties you manage. All relevant data for the properties is listed here:
- Object address: Each line shows the address and the associated object number.
- Equipment technology: This column shows whether the property is equipped with conventional technology or with radio technology.
(Note: uVI provisioning is not possible with conventional technology.) - The upper right section of the table shows what percentage of your total inventory is equipped with wireless or conventional technology.
- Retrofit: The retrofit notification informs you whether Minol has already been commissioned to carry out the retrofit. The planned start date of the retrofit is also displayed.
- uVI Status: This column displays the current status of the property. This gives you an immediate overview of the conversion and readiness status of each property.
The status is given as a percentage and made clear by color markings. - uVI Contract: This column shows which contract exists for the respective property (e.g. "eMonitoring"), so you can see the contract type at a glance.

Detailed view of the property
The detailed view shows you the usage units as well as the uVI information for the respective service groups: heating, hot water and cold water.
Above the table, the overall status for the entire property is displayed. The percentage and color coding reflect the average status of the property.
Each line contains a user number and – if available – the associated currently stored contract number (accounting number).
Service group: For each user unit, the detailed view displays the uVI information within the individual service groups:
- Heating (HZG)
- Hot water (HW)
- Cold water (KW)

Descriptions of the surface functions
Search function
- Simply start entering your information and the service will automatically show you suitable results based on the property number, object number, or other criteria.
- The search starts after the third character is entered and filters the list automatically.

Personalize
- You have the option to customize tables to your liking. To do this, activate the icon in the upper right corner of the table.
- Now you can choose which columns you would like to display, and you can also see whether a corresponding filter is active. This is indicated by the red highlighted symbol.

Information icon
- In the inventory view, you will find an information icon. Clicking on it will provide you with an overview and explanations of the terms used in the inventory view. This will help you better understand the content and functions.

Download
- You can download an Excel spreadsheet containing all data at the property and user level via the download button.

obstacle
The overview includes an "obstacle" column that indicates whether there are any installation obstacles for the respective object that could block the progress of the conversion and thus the provision of consumption data.
Additionally, you can directly see the number of construction disruptions that have been reported for this property.
By clicking the button, you will be taken directly to the construction disruption notification, where you can see detailed reasons for the disruption and actively assist in its resolution. You don't need to switch services to view and report construction disruption notifications – everything happens seamlessly within the interface.

Residents can request a new password themselves. Clicking on "Forgot password" opens the corresponding input form. There, the resident enters their email address to receive a verification code at that address. The received verification code can then be entered into the input field, after which the resident can set a new password.

Instructions for rights management in eMonitoring for interim consumption information (uVI)
Quick guide
- Login to the online service portal Minol direct

Access to the interim consumption information of all users:
You can find an overview of the visualized consumption data for your properties after logging into the online portal under the menu item "eMonitoring" and the application of the same name.
Accessing the rights management:
You can access the rights management via the menu item "eMonitoring" and then by opening the application "Rights Management User Portal". There you will find the module for managing and controlling user access.
Here you will find an overview of all your properties for which eMonitoring is contractually agreed. By selecting a desired property via "Edit", a user overview with various functions will open. For properties where not all technical and system requirements have yet been met, the "Edit" button will initially be grayed out.

Maintain user data:
- The users shown in the user overview come from the user list that you provide to us when you commission the annual heating cost statement.
- For access during the year, you must keep these user details up to date. However, the annual submission for the heating bill remains unchanged.
- Before consumption data for a unit and its respective consumption type (e.g., heating) can be displayed, certain test criteria must first be met. These include being fully equipped with remotely readable meters, complete radiator assessment in the case of heat cost allocators, and radio connectivity for all meters of that consumption type.
- Once a user unit has passed this entry threshold, it receives the status "uVI ready" and the consumption data can, in principle, be displayed. You can find this status for each user unit in the "uVI ready" column.
- Important: You can activate user accounts immediately, regardless of the "uVI ready" status. However, users will only see the consumption types for which they are already "uVI ready" via their account.
- Clicking "Activate" activates one or all users for further editing and unlocking. Important: User activation is required to use the remaining functions of the application.
- First, check that the usernames and their corresponding addresses are correct. If not, click on the affected field and overwrite the existing data. User changes, however, should be managed – as usual – via the green plus sign.
- Also check the move-in and move-out dates. These fields limit the period of data displayed to the user in eMonitoring.
- If you remove the checkmark for "Active", existing accounts will be deactivated.
- Please remember to save your entries regularly.

User activation via email using a known email address:
If you, as an administrator or landlord, have the user's email address it might If so, you can create the account directly:
- In the "User Access" column, you can manage user email addresses and trigger the automatic sending of access data. The user will then receive an email with an initial password and can register for eMonitoring using this password and their email address. This grants them access via both the portal and the app.
- You can also track the current status of the registration process via the "User Access" column.

Activate users via mail if their email address is unknown.
If you, as an administrator or landlord, still have the user's email address not known If so, you can initiate the free dispatch of initial access data to the owner or tenant by post.
- You have the option to activate access data by mail for individual users or all users. Select this service from the "Access data by mail" column. Clicking "Save" will activate the mailing. Please ensure the address is correct beforehand.
- Users will then receive a letter containing a registration token and can complete the registration either via the Minol online portal or the Minol app. After successful registration, they will also gain access to eMonitoring.
- If no registration is received, a reminder letter will be automatically sent after two weeks.
- In this case, too, you can track the current status of the registration process for each user via the "User Access" column. Here you can see, among other things, whether the initial access data has been sent, whether the reminder letter has already been sent, or whether a user has registered.
If registration by the user via email or post was unsuccessful, you have two further options, which are described in the following sections.

PDF retrieval of interim consumption information (Alternative 1)
If digital interim consumption information via the internet or mobile app is not possible for all or individual users, or if registration by the user has not taken place, you have the alternative option of monthly PDF files to create.
- You can download individual PDFs via the "PDF Download" column. Here you can select PDFs not only for the current month but also for previous months. Downloads are only possible for units and consumption types that have already reached the "uVI ready" status. If you have initiated the sending of access data by mail and the user has not registered within four weeks, the "Push Mail PDF" option will be automatically enabled.
- If you don't want to download the PDFs individually, you can use the "Push Mail PDF" function to select the users for whom you need a monthly PDF. You will then be automatically notified by email each month and can download the PDFs for all selected users per property in one go.
- The red "PDF Download" button also allows you to initiate the download of the current month's PDFs for all users checked in the "Push Mail PDF" column.
As the property manager or landlord, you are responsible for distributing interim consumption information as a PDF or a printed copy. You can print it out and send it to the user by mail or put it in their mailbox.
Postal delivery of interim consumption information (Alternative 2)
If digital interim consumption information via the internet or mobile app is not possible for all or individual users, or if the user has not registered, you have the alternative option of using a monthly postal delivery to activate. Monthly mail delivery can be requested for all users, regardless of their "uVI ready" status. However, actual mail delivery will only begin once a user unit is "uVI ready".
- You have the option to activate postal delivery of your interim consumption information directly via the "Postal Delivery" column. Minol will then send the interim consumption information monthly by mail directly to the user. Please ensure that your address is correct beforehand. Undeliverable letters will be sent to your address as a return address so that you are informed and can update your address accordingly.
- After checking the box for sending by mail, this can be confirmed and activated via "Save".
- The uVI report for the previous month is always mailed no later than the 10th of the following month. If mailing is requested after the 10th of a month, the first paper copy for the previous month will be mailed the following day.
Tip:We recommend initiating the delivery of the access data by post before ordering the paid postal service. This way, all users have the opportunity to register online and are not immediately charged for the paper delivery.
Furthermore, you have the option of integrating postal delivery for the entire property into the workflow via the "Commissions" menu item (directly above the user overview). If you activate this option, all users for whom access data was sent by post and who have not registered within four weeks will be automatically switched to receiving their interim consumption information by post. The checkboxes in the "Postal Delivery" column will be automatically selected in this case, saving you the manual maintenance of each individual entry.

Uploading user data and email addresses via an Excel template
If you already have current user data, including email addresses, in your management system and don't want to manually transfer it to the access rights management system, you can use the upload function. This allows you to upload master data and email addresses directly to the access rights management system. The upload function is particularly useful for the initial data population of larger properties. Regular user changes, however, are easier and faster to manage directly through the portal. The upload can be initiated for each property using the "Upload Master Data" button at the bottom of the user table. The first step is to download a current Excel template from the portal. Then, you can enter the desired fields, such as email address, name, period, or account number, into the Excel template. However, the template itself must not be modified. Please also refer to the instructions in the second worksheet of the downloaded file. You can then upload the completed file back to the portal.
Transfer of user data to the annual heating bill
Does the user data you maintain for eMonitoring match the recipients of the annual heating bill? If so, you can easily transfer the user data maintained in the rights management system to the annual cost/user statement for billing, thus saving yourself the double maintenance effort. This requires that you submit the annual user data for the heating bill online via our Minol Direct portal. In this case, you have two options:
General activation of data transfer for all user data of a property
If all recipients of the invoices are identical to the recipients of the uVI (unique value indicator), we recommend activating the general data transfer. In this case, the transfer option only needs to be activated once per property within the eMonitoring rights management. The corresponding selection can be found in the "Commissions" section above the user data table (see image). After activating the option, all user data you have maintained in the rights management will always be automatically transferred to the user list for invoicing.

User data is acquired through explicit control when needed.
If you do not wish to transfer all data, but only want to synchronize user data on a case-by-case basis and only for specific user units, this is also possible. To do this, click the corresponding button below the table within the rights management (see image). A pop-up window will then open, allowing you to select for which user units the maintained data should be transferred once to the annual cost/user statement for billing purposes. If data needs to be transferred again at a later date, the transfer process must be initiated again.

All user data transmitted via these two methods throughout the billing period will be pre-populated when you access the cost/user statement for billing purposes. You will, of course, still have the option to review the user data at the end of the billing period and make any necessary adjustments before submitting the data to us for final billing.
Important:
All user data can always be transferred from the eMonitoring rights management system to the cost/user statement for billing purposes. The reverse transfer, however, is not possible.
Special features of eMonitoring Plus or eMonitoring Aareon
If you have the products eMonitoring Plus or eMonitoring Aareon If you have already commissioned us to do this, manual maintenance of access data is no longer necessary. When we receive user data, including email address, via the corresponding web service, the accounts are created automatically.
Only if the data record does not contain an email address will the sending of the postal access data be initiated automatically.
If you wish to receive interim consumption information by mail, you must select this option via the "User Portal Rights Management". In this case, you can also request the option for automatic switching to postal delivery for each property if no registration is received four weeks after the postal access data has been sent. It is also possible to select individual units for postal delivery.
Solution for condominium owners' associations (WEG)
Interim consumption data must always be accessible to the person who lives in the apartment and can influence energy consumption. In the case of a condominium association (WEG), however, these actual residents are usually unknown to the property manager. Their responsibility ends with the individual apartment owner.
Therefore, eMonitoring offers the option of setting up corresponding "sub-users." This does not create any additional work for the property manager of a condominium association (WEG). They can simply enter and maintain the known owners in the rights management system. The responsibility for providing the tenants with the uVI (unique user information) is then transferred to the condominium owners.
Each user (apartment owner) authorized by the property manager can, in turn, create a sub-user for their tenant via their portal access. The corresponding "User Management" function can be accessed by the registered user (apartment owner) under the "Profile" tab.

Here, a homeowner can create a profile for their tenant by name, define their access rights by time, and send them login details for eMonitoring by providing their email address. They can also manage any tenant changes here.

A sub-user (tenant) activated in this way can subsequently view their consumption data via the portal or the Minol app. This ensures that they can only access the consumption data for their apartment within their validity period.
When the homeowner's right of access is terminated (e.g., upon sale of the apartment), the access of the sub-user (tenant) is always automatically restricted.
Status overview of the entire inventory
All user status information contained in the rights management system can also be accessed in a compact Excel report. This allows you to review and analyze the information across multiple properties. For example, you can easily and quickly identify which of your users have received login credentials or have already registered.
The corresponding report can be downloaded from the property overview page via the "User status as Excel" button. It contains all users valid from the rights management system at the time of download.

Search function
- The new search function allows you to specifically search for disability information. The search starts automatically after the third character is entered and automatically reduces the displayed results.

filter function
- You can sort all rows of the displayed table in ascending or descending order. To do this, click on the header of the desired column and activate the sort icon.
- By clicking on the status selection, you also have the option to filter by a specific status.

Personalize
- You have the option to customize tables to your liking. To do this, activate the icon in the upper right corner of the table.
- Now you can choose which columns you would like to display, and you can also see whether a corresponding filter is active. This is indicated by the red highlighted symbol.

Information icon
- In the inventory view, you will find an information icon. Clicking on it will provide you with an overview and explanations of the terms used in the inventory view. This will help you better understand the content and functions of the inventory view.

Download
- In the inventory view, you have the option to download documents for a specific property. The download includes all notifications that are hierarchically subordinate to that property. Selecting individual notifications is not necessary.

This is how the service works
Our optimized online service helps you stay on top of things, allowing you to quickly and easily address any installation or reading issues. Follow these steps to make the most of all the features:
1. Find and open the disability notification
Start in the inventory view. Use the convenient search bar to quickly filter your properties by criteria such as property number, processing status, or postal code. The service displays relevant results as soon as you start typing the first three characters.

2. Detailed view of the construction hindrance notification
Click on the relevant property or disability notice to see all the important information in the detailed view.

3. Provide feedback on assembly and reading difficulties.
With just a few clicks, you can provide feedback on an assembly and/or reading obstacle directly in the portal:
Please select the relevant processing status and then click the "Reply" button.
Additionally, you will see a PDF file containing the construction hindrance notification document. You can view and download the document at any time.

Please specify the responsible contact person and the earliest possible date for a follow-up order.

If you are aware that the removal of the obstruction will take a longer period of time, for example because your tradesman can only offer an appointment to install a shut-off valve in a few months, you have the option of informing Minol of this.
To do this, enter the information in the field "Earliest follow-up order from". The notification of disability will then be suspended until the corresponding date is reached.
Upload photos if needed to document structural changes.

4. Monitor progress
Once your feedback has been received, the entire process remains transparent. The message overview shows you the current processing status, the next planned step, and important deadlines.

One final request: Please provide feedback collectively if possible.
Please try to report all issues related to a property on a single day, if possible. Reporting issues over several days will typically trigger multiple service requests, increasing the workload for both you and us. This also won't expedite the completion of the work.

Instructions for our customers on how to assign individual responsibilities to employees and employee groups in the Minol online services.
The group management feature in Minol direct is particularly suitable for larger housing management companies, allowing them to set up specific responsibilities for individual employees, as well as larger groups of employees, individually and in relation to their personal work area.
Advantages of online group management
The online services allow individual properties and services to be freely assigned per sub-access point or per employee group. This reduces internal administrative effort because manual assignment of processes to groups is no longer necessary. Once configured, employees only see the areas relevant to them, saving them time and effort in searching and filtering.
Group access is administered via the central login. Once established, responsibilities can be created centrally, but also deactivated and time-limited.
If you haven't already, it's best to opt for online group management within the system today. Portals Minol direct.

To get started with group management, open the "Portfolio Management" navigation area and then select "Group Management".

Have you already upgraded to Minol Connect but haven't yet used any uVI services? Then you can now easily and conveniently order eMonitoring via the Minol direct online portal. This will save you a lot of time.
Background
With the revised Heating Costs Ordinance (HKVO), which came into force in December 2021, the requirements of the EU Energy Efficiency Directive (EED) were transposed into German law. The political goals of these requirements are greater climate protection and reduced emissions in Europe.
This is to be achieved, among other things, by obligating property managers and landlords to provide their tenants with interim consumption information. If you already upgraded to Connect before the amendment of the Heating Cost Ordinance (HKVO) or have previously hesitated to opt for interim consumption information, you now have the option of easily ordering the uVI eMonitoring product.
Requirements
To order eMonitoring for your property online, you will need the following:
- You have access to the Minol direct online portal.
- There is already an active service contract with Minol Connect for your property.
- Your service contract includes at least the meter reading of heating, hot water or cold water.
- Your service agreement does not currently include uVI services.
Ordering process for eMonitoring
First, open the general overview page. All properties are displayed there in a table. The option to order interim consumption information online is available in the "Billing Status" column.
Orders can only be placed for the standard eMonitoring product. All uVI products that include a web service (e.g., eMonitoring Plus, Cloud2Cloud, etc.) must still be ordered via the usual method, as further clarifications regarding data connectivity are necessary.
To place your order, please visit the general overview page on Minol direct. All your properties will be displayed in a table there. Next to the column for the billing status, you will find the option to order interim consumption information online.

If the above-mentioned conditions are met, you have the option of commissioning eMonitoring for your desired property via the displayed order button.
If your service agreement already includes a uVI service, the corresponding product will be displayed instead of the order button. In this case, a green or yellow information icon and a corresponding mouseover text will inform you whether your property is already uVI-ready or not.
After selecting the order button, a pop-up window will appear displaying the most important information, including the specific price and contract duration for the selected property. Clicking the "Place order" button will finalize your order.
Procedure after successful order
After you complete your order, we will send you a contract confirmation by email. This includes detailed information about the agreed services as well as links to our General Terms and Conditions (GTC) and the cancellation policy.
